Fire & smoke door inspections and maintenance
Routine inspections, testing and preventive maintenance of fire doors and smoke doors is essential to comply with Australian Standards in ensuring the building is compliant and effective in protecting occupants in the event of a fire.
The requirement is for fire doors and smoke doors to be tested:
- Common Area Doors (Biannually)
- Apartment Doors (Annually)
- Sliding Doors (Quarterly)
We provide detailed maintenance inspections
Our quality detailed maintenance inspection reports for fire doors and smoke alarms will include not only the following, but also to Australian Standards (1851-2012):
- Clearances – gaps between door stiles and frames and sills
- Compliance tags
- Compliant door closers are installed
- Door frames
- Door leaves
- Door seals
- Doors held in open position
- Fire-rated air transfer grilles
- Frictional forces – door correctly self closes and self latches
- Hardware – compliant hardware fitted to door
- Meeting stiles
- Signage
- Vision panels
A comprehensive report is prepared on the condition and functionality of the doors and provided with the report reflecting the fire doors compliance, function and faults that may be present. Included in our report are recommendations as to the remedial work required to bring the doors up to the required standard. A quotation is provided with our report for the cost of rectification work to be carried out.
A detailed Schedule of Evidence of Compliance logbook is compiled at the time of the initial inspection detailing the individual door location, dimensions of the door, door facing, lock type, closer type and any accessories such as compliant smoke seals, vision panels, air transfer grilles and the fire door compliance tag information.
A label is attached to each fire door indicating when the inspection was undertaken, and demonstrating to the users of the building that the doors have been inspected routinely.
